Homes Sold In Central Seattle WA

The median priced home value in central Seattle Washington has been flat since March. Hovering just above or just below $600,000. It moved from $596,250 in October slightly up to $598,500 in November.

The financial crisis and the economy has hit central Seattle harder than areas which have a lower median value. There are fewer buyers who have the cash or who can afford a Jumbo Loan out there. With this in mind, I expect the median priced home to move lower in the coming months. Sales Value Graph

Since September the sales volume has dropped dramatically. There were just under 50 homes sold in September, and in November there were just over 25 homes sold. Sales Volume Graph

An interesting trend to notice is the fact that the pending sales line on the graph typically leads the sold homes line on the graph. As the number of pending homes increases or decreases the sold homes increase or decreased the following month. Whoever, since August it has been reversed. There has been a significant number of homes that are pending that are not closing which is likely due to financing.

At the end of November there were 40 homes pending to close, but I don't believe they will all sell in December. December is typically one of the slowest months of the year for home sales because of the holidays. This year will be no different. I expect 25 to 30 homes to sell in December.

Buyers keep in mind there are many great buying opportunities with this market. Today Sellers are motivated and interest rates are low. We may be looking back at this winter as one of the best Buyer's markets we've seen for quite a while.

Work for Food in Seattle WA


A little less than a year ago I began my “Work for Food” campaign to support the Hungry in Seattle. My intentions were to donate a portion of my personal real estate commission to support local food banks and soup kitchens.

To date I’ve raised over $2,000!!!

Half was donated to the Phinney Neighborhood Association which operates a Soup Kitchen that feeds over 22,000 homeless, low income, elderly and disabled people each year.

The other half was donated to the Ballard Food Bank which distributes food, clothing and personal hygiene items plus provides three hot lunches a week to people in need.

In 2009 I intend to continue this campaign. With the current economic crisis we are facing, these two non-profits, as well as many others, need all the help they can get. Please keep them in mind this holiday season.

Conforming Loan Limits

I've just received word that the new temporary conforming loan limits for King, Snohomish and Pierce Counties have been announced. The new limit will be set at $506,000 for loans purchased between January 1, 2009 and December 31, 2009. This replaces the 2008 temporary loan limit of $567,500.

Home Sales in North Seattle Washington

After a busy summer home values in north Seattle Washington continue to move down. The median priced home sold for $424,500. Down from its peak in May of $512,475. Sales volume continues to decrease as well with only 98 total homes sold.

Tightened standards for obtaining financing plus the negative news on the economy is the likely cause. I expect values and volumes to continue to slip in November.

There are many great buying opportunities with this market. Today Sellers are motivated and interest rates are low. We may be looking back at this winter as one of the best Buyer's markets we've seen for quite a while.

For that same period, the sales volume has been flat as well. It's been hovering around 50 homes sold each month, but in October that dropped to 40. A surprise since there were 59 homes pending in September. Tightened standards for obtaining financing plus the negative news on the economy is the likely cause.

What will happen in November? Good question.

The volume of homes sold will likely be in the high 30's since there are 42 pending sales in October. Although, it may be lower depending on the confidence of home buyers. The median home price will likely remain under $600,000.

There are many great buying opportunities with this market. Today Sellers are motivated and interest rates are low. We may be looking back at this winter as one of the best Buyer's markets we've seen for quite a while.

October 2008 continues to be tough for the real estate market in Seattle Washington. The non-stop negative news with the economy is having a heavy effect on the attitudes of Buyers.

24 single family homes sold on Queen Anne in October which was a nice improvement from the 16 that sold last month . 41.7% were sold within 30 days at 97.2% of the listing price.

Home Sales in Central Seattle WA in September 2008

Home values in central Seattle Washington have been pretty flat since March. The median priced home has been hovering just above or just below $600,000. In September it jumped down to $571,475. Sales volume has been flat as well hovering around 50 homes sold each month with 48 selling in September.

Buyers are having a tough time getting financing with the current credit crunch. I expect the number of homes sold in October to remain around 50 and the median priced home to move downward.

In September home values in north Seattle Washington continue to move down. The median priced home sold for $435,125. Sales volume continues to decrease as well with only 112 total homes sold.

With the current economic and credit crisis the world is dealing with, it is no surprise that the real estate market is moving downward. I expect values to continue to slip and volumes to remain relatively flat in October in north Seattle.

Home Sales Value and Volume in Central Seattle WA in August 2008

Home values in central Seattle Washington have been pretty flat since March. The median priced home has been hovering just above or just below $600,000. In August it was $619,000.

Sales volume has been flat as well hovering around 50 homes sold each month with 47 selling in August.

The summer months are typically the busiest of the year for central Seattle. Although, this summer has not held that trend due to the current troubled climate in the lending industry. I expect the number of homes sold in September to remain around 50 and the median priced home to remain around $600,000.

Home Sales Value and Volume in N. Seattle WA in August 2008

In August home values in north Seattle Washington matched June 2007's peak. The median priced home sold for $515,000. Sales volume slid down 15% from July with a total of 120 homes sold.

In the past the home sales volume and the median home sales value in north Seattle has typically peaked in June. In 2008 the peak for sales volume was likely in July and the median home value may not peak until November. The delays are caused by the current troubled climate in the lending industry and its effect on the real estate market.

Home Values in North and Central Seattle

Home values in north Seattle dropped from their peak in October 2007 with the median priced home selling for $511,000. By January the median was down to $444,000. Between January and May it worked its way back up to $512,475 and since then has dropped down to $485,938. Sales volume likely peaked in July. The number of pending sales is heading downward. In August I expect values and volumes to be down slightly from July.

October of last year was also the peak for central Seattle. The median priced home at that time was $671,000. Since then home prices have slowly declined to $585,000 in April. In June it was up to $611.750, but July dipped to $584,296. Sales volume looks to be slowly declining. The rest of the year may be bumpy.

Home Values in North and Central Seattle

North Seattle has rebounded from the low in January. Home values began to drop from their peak in October 2007 with the median priced home selling for $511,000. By January the median was down to $444,000. The median has worked its way back up and by May reached $512,475, but June dipped to $494,250. I expect home values to improve in July. In the past the number of homes sold each month typically peaked in May,but this year the peak will be delayed to July or August.

Central Seattle continues to not fair as well. October of last year was also the peak. The median priced home at that time was $671,000. Since then home prices have slowly declined to $585,000 in April. May showed a slight increase to $588,000 and June continues that rise to $611.750. In July I expect home values and volumes in central Seattle to continue to see a slight improvement.

Auxiliary Dwelling Unit (ADU) in Seattle WA

With the growing population in Seattle Washington and the need for more urban density, homeowners have an opportunity to add value to their home, as well as create additional income for their pocket book, by building an Auxiliary Dwelling Unit (ADU) in the unused space of their home. This additional income may be ideal for the retiree who wants to stay home but the cost of taxes and other expenses are forcing them out, or the first time home buyer who wants to live in a neighborhood they would otherwise be unable to afford.

The expense of remodeling to create an ADU can become costly. For example, adding a second kitchen can cost tens of thousands of dollars. With this in mind, it makes good sense to plan out improvements and additions wisely.

According to the Northwest Multiple Listing Service (NWMLS), the average 2-kitchen home that sold between 2000 and 2004 in North Seattle had a value of approximately $30,000 more than a home without.

For some, the investment of building a second kitchen to create a space for an ADU Unit maybe a worth while investment. However, it goes without saying that not all homes or individuals will function well with an ADU. Before making the investment it is important to have a good design. The space should be designed so it functions well as a rental unit and also as part of the home as a whole. Future buyers may not want an ADU Unit. Therefore, a good design will create a space that is desirable for any use.

Also, being a landlord is not always an easy job. Between finding and screening potential tenants, collecting rent, dealing with concerns, complaints, and maintenance problems being a landlord can be a lot of work.

Home Values in Central and North Seattle

North Seattle has rebounded from the low in January. Home values began to drop from their peak in October 2007 with the median priced home selling for $511,000. By January the median was down to $444,000. In May the value shot back up to $512,000 and volumes rose as well. I expect home values to dip but volumes in north Seattle to plateau in June.

Central Seattle is not fairing as well. October of last year was also the peak. The median priced home at that time was $671,000. Since then home prices have slowly declined to $585,000 in April. May shows a slight increase to $588,000. In June I expect home values and volumes in central Seattle to continue to see a slight improvement.

Home Values in North Seattle

Below are graphs that track home values and sales volumes of single family homes in North Seattle which is the geographic area north of the ship canal to 145th Street.

In northwest Seattle, home values began to drop from their peak in August 2007 with the median priced home selling for $494,500. By March the median was down to $434,950. In April it is starting to move back up and was at $454,000. Currently, the volume of homes sold and pending is on the rise. I expect home values in northwest Seattle to continue to improve in the coming months.

In northeast Seattle, homes values began to drop from their peak in May of 2007 with the median priced home selling for $550,000. By January the median was down to $432,000. In April it is also starting to move up and was at $445,000. Currently, the volume of homes sold and pending is on the rise. I expect home values in northeast Seattle to continue to improve in the coming months.

Home Values in North and Central Seattle

I've been looking over the sales history of single family homes located in Seattle's central (S. of the ship canal & N. of I90) and north (N. of ship canal) neighborhoods. From the statistics I've created the following graphs.
For north Seattle, home values began to drop from their peak in October 2007 with the median priced home selling for $511,000. By January the median was down to $444,000. There was a move upward in February to $477,000, but the median settled down to $450,000 in April. Currently, the volume of homes sold and pending is on the rise with the warming of spring. I expect home values in north Seattle to improve in the coming month.

Central Seattle is not fairing as well. October of last year was also the peak. The median priced home at that time was $671,000. Since then home prices have slowly declined to $585,000 in April. With the coming of summer I expect home values in central Seattle to flatten out and potentially improve in the coming months.

Mortgage interest rates may be playing a large role in the difference in statistics between north and central Seattle's market. Low interest rates for conforming loans may be helping north Seattle. While jumbo rates which are about 2 points higher continue to be a drag on central Seattle.
